How It Works
A HELOC has two phases. During the draw period (typically 10 years), you pay interest only on what you have borrowed. When the draw period ends, the lender converts your balance into a fully amortizing loan — principal plus interest — over the repayment period (10-20 years). This calculator shows both payments and the shock between them.
Tip: Run the numbers at your current rate, rate + 1%, and rate + 2%. If you cannot afford the worst case, start paying extra principal now.
